Commercial Real Estate Answers & Advisory (CRE A&A)

During the housing crises, CRE A&A’s founder, Gina Marotta, was part of a team of consultants who went into various community banks around the country to value loan assets prior to seizure by the FDIC.  Ms. Marotta’s responsibilities were the review and valuation of commercial real estate loans and assets. While reading through the various loan origination and borrower credit files, she often thought how risk and loss could have been avoided simply by having a better understanding of the real estate that was being purchased, or the collateral that was being financed.  Considerations that include the credit risk associated with investing in a single-tenant property, or assessing a property’s physical condition beyond its exterior finishes. The list of investment risks and considerations is long; yet varies depending on the property type, location, investment cycle, and tenancy. Helpful answers to a specific investment or ownership situation are not always found by way of a Google search, and relying on such information could be a risk itself. 

CRE A&A was founded to provide telephone consultation to real estate investors and private lenders to respond to questions related to commercial real estate properties and loans.  Our aim is to inform and educate investors in an attempt to assist in mitigating risk due to a lack of information or experience. 

Our founding principles are:

  • To provide investors and private lenders with real estate information and experienced advice that considers the mitigation of capital loss, cash flow impairment, and attendant ownership liabilities.  
  • To advocate that real estate investors understand and are informed of the opportunities and risks associated with a real estate investment asset that they are buying, lending on, or may already own. 

We are not a “how-to” invest in real estate platform, but rather a “what is” resource to anything related to commercial or multifamily real estate.  This includes real estate terminology, operations, management, ownership, financial analysis, leases, due diligence and risk.  CRE A&A provides answers to questions related to specific properties that an investor either owns or is considering making an investment in.
